Insurance Claims

Over the past several months, the Strata Committee and Bright & Duggan have filed three claims with our insurer:
  1. Remediation of Wall Flashing - A wall at the entry allowed water entering the wall cavity to run into a bedroom of Unit 4. The water damaged the carpet and the owners were without carpeting for many months. The previous strata committee did not provide action on this issue. The current strata committee arranged for an engineering report and a remedial builder. The original construction of our building had incorrectly installed flashing which channeled water in the cavity to enter Unit 4. For this reason, our insurer declined to cover this claim.
  2. Skylight to Unit 20 - A storm with strong winds ripped the skylight dome. There was minimal damage inside the unit. The Strata Committee arranged for the repairs which were then covered by our insurer.
  3. Water Valve Leak - The owner of Unit 16 contacted the Strata Committee to quickly arrange a plumber because of a valve leaking inside the unit. The SC made arrangements and the plumber quickly attended site to address the leak. At the time, it was unclear if the leaking valve was strata or owner responsibility. Without notice to the SC, the owner arranged for a cabinet maker to do work on their cabinets and then filed an insurance claim through Bright & Duggan. The SC did not know about the claim until the transaction appeared on the Strata P&L. The insurer approved the claim. It is still unclear if the work is a Strata or an Owner responsibility, but the SC will investigate.
